and subsequent Development Permit
The Vision
The Anchor Glass House is envisioned as a luxury, high-aesthetic event venue designed to host intimate weddings, corporate gatherings, and curated community gallery events.
The proposed glass-walled architectural design will allow the structure to blend with the natural landscape while preserving the open, airy character of the area. The goal is to create a visually striking yet environmentally sensitive space suitable for meaningful life and professional milestones.
The Location
The developer is currently seeking land in Rocky View or Foothills Counties.
The Proposed Use
Anchor Glass House recognizes the importance of being a respectful and predictable neighbor. Accordingly, the following operational parameters are proposed based:
Hours of Operation
- Weekdays: 9:00 AM – 9:00 PM (primarily
corporate events and wedding ceremonies) - Fridays & Saturdays: 10:00 AM – 11:00 PM
(weddings and formal events) - Sundays: 11:00 AM – 6:00PM (brunch events and showers)
Frequency of Events
30–50 weddings and 10–20 corporate events per year.
Capacity
A maximum guest capacity of 400 people. All parking and traffic
management will be accommodated on-site, with no overflow into surrounding residential roads.
Proactive Mitigation Measures
To minimize potential impacts on neighboring properties, several “quiet design” and environmental mitigation features are proposed:
Acoustic Glass Technology
Triple-paned, sound-dampening glass will be used to ensure noise levels at the property boundary remain below standard residential
thresholds.
Shielded Dark-Sky Lighting
Exterior lighting will be downward-facing and motion-activated to reduce light pollution and prevent glare into adjacent properties.
Professional On-Site Management
Each event will be overseen by a dedicated venue manager responsible for guest conduct, noise control, and orderly departures.
Tree Canopy Buffering
Trees will be planted along the perimeter of the property to further reduce noise transmission and light spill.

What’s Next?
Any selected parcel is likely to require redesignation (rezoning) to a customized Direct Control (DC) District to accommodate the specific use, scale, and operating parameters of the project. The redesignation application will establish whether the proposed use is appropriate in principle, while the development permit will address detailed design, site planning, servicing, and operational matters.
Prior to submitting the Land Use Redesignation application, the project team will complete a preliminary design and feasibility phase. This work will include architectural concept development, site planning, required technical studies, and pre-application discussions with County planning staff.
Once the Land Use Redesignation application is submitted, County staff will review the proposal and schedule a public hearing before County Council. Community members will have an opportunity to provide written or verbal input at that time. The redesignation process is expected to take approximately 3 – 6 months, depending on application completeness and Council scheduling. Approval at this stage will confirm land use suitability but will not permit construction.
Following redesignation approval, the project team will submit a Development Permit application. This application will address detailed building design, access, parking, landscaping, lighting, noise mitigation, and compliance with any conditions of redesignation approval. Development Permit review typically takes 6 to 12 weeks, after which a Building Permit will be required prior to construction. It is anticipate that the planning process and subsequent construction will take several years. Operations are not expected to commence for a minimum of two years.

Community input is an important part of the planning process. Nearby residents will be invited to review this information and share any questions, concerns, or ideas related to the proposed development.
Feedback provided at this stage will help inform ongoing design work and the forthcoming land use application. Residents are encouraged to contact the land owner directly to provide comments or request additional information.
All feedback received will be considered as the project moves forward through the County review process.
Once a parcel is selected, we will engage the County and public early and often to provide information and engagement opportunities.
